The Client
<p class="rteBlock"><a value="https://storageinvestments.com.au/" label="" type="url" href="https://storageinvestments.com.au/" target="_blank" data-runtime-url="https://storageinvestments.com.au/">Storage Investments Australia</a> is a fund and asset manager focused on investment opportunities in the rapidly growing self-storage sector. Operating Australia-wide, the business is continuing to develop a diversified portfolio of self-storage assets in key growth markets, primarily for established franchise tenants such as Storage King. </p>
The Brief
<p class="rteBlock">The team at Storage Investments Australia had identified a site in the Albury region and was looking for quality trades to build a new storage complex. </p><br><p class="rteBlock">Identifying Steelcorp as a partner that could help pull the project together, we were engaged to ensure the full project was delivered within budget. </p><br>
The Scope
<p class="rteBlock">Steelcorp was engaged as a design and construct partner, focusing on the exterior structure component of this project. Our scope included the supply and installation of all steel and COLORBOND® components, along with engineering computations and certificates. </p><br><p class="rteBlock">Steelcorp worked alongside commercial builders <a type="url" href="https://kennettbuilders.com.au/" target="_blank" rel="nofollow" data-runtime-url="https://kennettbuilders.com.au/">Kennett Builders</a>, with <a value="https://storco.com.au/" label="" type="url" href="https://storco.com.au/" target="_blank" rel="nofollow" data-runtime-url="https://storco.com.au/">Storco </a>taking care of the interior fitout including small internal partition walls and roller doors. </p>
The Challenges
<p class="rteBlock">The Lavington site had varying levels with a considerable fall from front to back, so to counter this, our team proposed a split-level design with a 1m drop down in floor level in one of the structures. This addressed the site elevation challenges without hampering the usability of the finished building. </p><br><p class="rteBlock">One of the structures also had a boundary wall that needed to function as both a retaining wall and a boundary firewall. This was achieved using a structural precast panel system to ensure building regulations were met.</p><br><p class="rteBlock">Delivering four buildings on one compact property proved a challenging exercise, however, Steelcorp’s strong site management and planning were key factors in the success of this project. Coordinating the various trades from steel erection and roofing to roller doors required plenty of forward planning to ensure a seamless installation on site. </p><br><p class="rteBlock">Adding to the complexity of this build was inclement weather that created a degree of stormwater erosion during the build, due to runoff from the large roof areas. To eliminate erosion on site, we staged the process on each building and utilised temporary downpipes to ensure water runoff was adequately controlled.</p><br>
The Result
<p class="rteBlock">Storage Investments Australia set out with the goal to produce a quality facility to service the public for all their small storage needs. The finished storage complex has delivered on this brief, creating strong investment potential in the Albury region. </p><br><p class="rteBlock">This self-storage facility is a valuable addition to Storage Investments Australia’s rapidly growing portfolio. </p>
