The Client
<p class="rteBlock">Wood Street Developments Pty Ltd, owned by Richard and Simon Kerr, is a forward-thinking development firm heavily educated in locating properties that have huge potential. Wood Street Developments take a commercially sound approach to creating developments that provide companies with the space to grow.</p>
The Brief
<p class="rteBlock">Wood Street Developments approached Steelcorp when the owners were embarking on a multi-tenanted commercial project and needed advice on how best to design the warehouses.</p><br><p class="rteBlock">Identifying Steelcorp as a commercial building design team that could engineer structures of the highest quality, the Wood Street Developments team set about working with Steelcorp to deliver the engineering and supply of steel components and supply of cladding and doors.</p>
The Scope
<p class="rteBlock">Steelcorp partnered with CLOS Constructions and the site owner, Wood Street Developments Pty Ltd on the design, engineering, and supply of the large multi-tenant facility in Geelong. We engineered and supplied the structural steel and cladding for the structures.</p><br><p class="rteBlock">The scope covered a range of deliverables including:</p><br><ul class="rteBlock defaultList"><li>Fabricated hot dipped galvanised steel package</li><li>Purlins and girts</li><li>External steel cladding</li><li>Structural steel drawings, engineering certificate and computations</li><li>Tilt panel & crane rail engineering</li><li>3D structural steel drawings</li><li>Guttering and above-ground rainwater systems</li><li>Roof insulation and wire</li><li>Front parapets to provide visual square frontage</li><li>Cantilevered awnings</li><li>Personal access doors</li></ul><p class="rteBlock">As a boutique commercial design and construct partner, Steelcorp can easily adapt our involvement in various projects to suit the client’s needs. In this instance, we worked with Wood Street Developments and their project partners to deliver the above scope of work, with other trusted partners delivering the remainder of the build.</p><br><p class="rteBlock">The structures were erected by Adz Lift and CLOS, and the structures were then clad by CLOS and Slattery Metal Roofing. The modern offices were designed and constructed by Loving Constructions, CLOS and Ed Ewers Architecture, whilst the warehouse floors and pavement were designed and constructed by CLOS, Top Stress Australia and M&N Concreting. All of these partners worked in conjunction with Wood Street Developments to deliver a professionally finished, high-quality structure.</p><br><br>
The Challenges
<p class="rteBlock">One of the main challenges of this project was that the soil was problematic. This meant CLOS had a post-tension slab designed to manage this issue.</p><br><p class="rteBlock">John Fitzgibbon from CLOS notes that the staged permit process also required some extra paperwork and a specific delivery schedule.</p><br><p class="rteBlock">“We had a few design challenges early on due to a staged permit, meaning we weren’t allowed to lay the slab till the second stage. This meant we had some design issues around where the slab, base and footings sat in comparison to each other. This involved some back and forth to get the details right.”</p><br><p class="rteBlock">Despite these challenges adding some extra pressure to our fabrication team, Steelcorp was able to coordinate semi-trailers of components for delivery that the CLOS team could offload ready for the subsequent sections of the build.</p><br><p class="rteBlock">“Steelcorp were really respectful of what deliveries we needed and when, and the right loads at the right times. Along the journey, the shed went up really well, the details connected well,” adds John.</p><br><br>
The Result
<p class="rteBlock">The management team of Wood Street Developments has injected their extensive property knowledge into producing a modern, attractive and spacious commercial space. As an investor, this project is an intelligent investment designed to gain a high return with flexible, practical warehouse and office space that will help tenants grow their businesses.</p><br><p class="rteBlock">John Fitzgibbon from CLOS has this to say about the experience of working with Steelcorp:</p><br><p class="rteBlock">“We started working with Steelcorp back in around March 2021. We were working on this project from the back warehouse space towards the frontage, so we really wanted to get a start on the back as soon as possible. Steelcorp worked in with our needs, delivering in sequence so that we could go through our preferred process of working from the back to the front.”</p><br><p class="rteBlock">“It was a really good job from start to finish,” notes John.</p><br><p class="rteBlock">“It’s just been a pleasure working with the guys at Steelcorp.”</p>
