The Client

Barker Properties is a family owned property investment entity, established to build a long term commercial property portfolio. Several members of the Barker family bring extensive experience in commercial construction, and this project was undertaken as a long-term investment. It was their first development of this scale, so the brief called for a partner who could manage the whole process, from planning and design through to a finished, income producing asset.

The Brief

The site was a greenfield block with no existing infrastructure, and the goal was to turn it into a commercially viable development generating long term rental income and capital growth. They required flexible warehouse and self storage units suited to a range of local businesses and storage needs, delivered in a way that stayed cost effective and met council's requirements. Given the scale of coordination involved, from consultants through to civil works and construction, a single point of responsibility was central to the brief.

The Scope

Steelcorp delivered the project as a complete turnkey development, coordinating everything from structural design through to a finished, ready to lease site. The scope covered the supply and installation of both building structures, civil works and stormwater drainage, concrete works, fencing, landscaping and a dedicated amenities building. Council required a higher level of street appeal than a typical industrial development, so Steelcorp incorporated a Matrix panel façade to the street frontage, paired with considered landscaping. The result meets Council’s architectural requirements while giving the development a more distinctive presence.

The Result

Two buildings totalling 834m² now hold 13 individual warehouse and self storage units on a site that was undeveloped land less than a year earlier. The units provide a diversified rental income stream rather than relying on a single tenant, strengthening Barker Properties' asset base and building long term capital value. The completed development has given Barker Properties the confidence and experience to pursue further property investment, with a quality, income producing asset now generating returns with relatively low day to day involvement.
